Director of Facilities Management

JOB SUMMARY: Under the direction of the CFO,the Director of Facilities & Safety will direct kitchen and driver staff in proper utilization of equipment and processes and keep related directors/managers/supervisors informed of direction given to staff. Responsible for ensuring mechanical upkeep on all plant machinery and company vehicles and for managing the agency’s Safety Program. Responsible for the DOT program ensuring documentation is maintained and revised when changes occur in regulations.

Responsible for maintenance at offsite faculties in Anaheim and Santa Ana. Monitors and tracks the preventative maintenance program for all mechanical equipment. Evaluates need for purchasing time and material orders, obtains bids and inspects quality of final product. Monitors and tracks completed, recorded, tracked and scheduled. Coordinates and inspects all repairs completed by outside vendors. Manages the Agency’s safety program, monitors safety performance, accidents and Workers Compensation matters; ensures departments are following program guidelines, chairs the Safety Committee and the Management Safety Committee. Supervises maintenance support staff.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Direct kitchen and driver staff in proper utilization of equipment and processes and keep related directors/managers/supervisors informed of direction given to staff. In other facilities (ADHC’s and Home Services), direct the staff if necessary and inform the corresponding Director.

2. Responsible for planning, directing, implementing and completing all facilities

activities i n a safe and environmentally- conscious manner. Coordinates maintenance activities with Directors to ensure no disruption to o p e r a t i o n s i n Kitchen, ADHC’s, etc.

2. Responsible for preventative maintenance per a written schedule throughout the kitchen to ensure machinery and equipment is in operating status at all times. Completes paperwork pertinent to preventative maintenance, repair logs, and maintenance documents.

3. Responsible for all repairs on plant machinery including boiler operations, kitchen equipment, refrigeration and compressor, all electrical devices, air compressor and air operated equipment, plumbing and drainage, and other projects as required.

4. Responsible for maintenance of all Community buildings and grounds. Also responsible for security systems at all locations.

6. Responsible for coordinating and inspecting all equipment repairs and upgrades performed by outside vendors. Places order for contractor bids, makes recommendations on job awards and ensure that work is completed per bid requirements.

7. Responsible for creating and maintaining spare parts inventory necessary to keep daily operations going with a minimum of downtime, in a safe, efficient and accurate manner.

8. Responsible for placing orders and researching parts and materials necessary for the overall successful operation of Community equipment.

9. Responsible for maintaining library reference material on all existing and new equipment at Community location.

10. Responsible for monitoring and scheduling all vehicle maintenance including fuel systems, cooling systems, braking system, tune-ups and lubes, tire changes and regular engine maintenance.

10. Responsible for testing, monitoring and maintaining boiler and chiller operations and ensuring that the proper mix of chemicals are maintained,

11. Manages the agency’s safety program. Monitors safety performance, accidents and Workers Compensation matters; ensures departments are following safety program guidelines, chairs the Safety Committee and ongoing meetings with the senior management team to review safety performance and recommendations for improvement. Manages and ensures the execution of the safety incentive program.

12. Coordinates safety training and safety inspections.

13. Monitors Workers Compensation incidents and costs; works with departments and senior management to significantly improve safety performance.

14. Ensures compliance with all Federal and California (e.g., OSHA), state and local safety rules and regulation.

15. Personally follows safe working practices at all times.

16. Responsible for closing the building as required by management. Duties include securing perimeter doors; ensuring personnel have left the building and setting the alarm system.

17. Additional duties and responsibilities as requested.

EDUCATION, EXPERIENCE AND QUALIFICATIONS:

· Bachelor’s degree, or equivalent technical or work experience in Facilities maintenance.

· Must have advanced mechanical knowledge.

· Minimum of five years’ experience working in a building and vehicle maintenance/repair environment.

· Able to work well with management and personnel, a team player.

· Must be forklift certified and have a valid California Driver's License.

· Ability to lift a minimum of 50 pounds and physically able to perform work required on vehicles and other equipment as needed for program operation.

· Read, write and speak English fluently.

· Prior experience and general knowledge of cook-chill production desired.

· Knowledge of OSHA (California and Federal) regulations and safety codes and standards required.

· Safety Program Management experience.

· Must be able to communicate effectively with all personnel, administration and external customers. .

Job Type: Full-time

Pay: $75,000.00 - $80,000.00 per year
